Provide a brief description of the request:
o The Proposal would demolish an existing suburban style office building with diminishing occupancy and build a new urban residential townhouse neighborhood built along a new street grid with robust open space. The project will provide traditional townhouses, along with stacked townhouses in an urban format with rear-loaded units off alleyways. By blending efficient family style unit designs, pedestrian first principals and a distributed and activated open space approach, the project will create a desirable urban neighborhood strategically located within walking distance of multiple parks and recreation amenities, several schools, and near to transportation nodes. The Proposal is for the PDH-20 Zoning District and includes 116 stacked townhouse units and 23 townhouse units, for a total of 139 residential units (inclusive of bonus density) including all ADUs required pursuant to the Zoning Ordinance. The new neighborhoodโs design, particularly the primary urban park spaces, is proposed to be coordinated with redevelopment of the site to the south, which is proposed for redevelopment by others.
