Amendment Proposal for Zoning Ordinance - Property at 1051 Kelso Rd, Fairfax County, Virginia
I am writing to submit a proposal for the utilization of land located at LOT 1 of the 6-acre property on Ramey Lane in accordance with zoning ordinances and regulations, this area has been agreed upon by Landlord and Organization to use 1/2acre of Lot 1 (A). The purpose of this proposal is to establish a golf instruction facility that fosters golf development for individuals of all backgrounds and abilities, including veterans, individuals with PTSD, disabilities, and juniors/adults interested in the sport, with a focus on promoting diversity, unity, and equality within the community.
The proposed use of the land closest to the home will primarily consist of creating a putting green and bunker area dedicated to conducting golf lessons and facilitating vital short game development. It's crucial to emphasize that this is not intended to function as a driving range or golf course, but rather as a specialized facility focused solely on golf development activities. The utilization of the land will not pose any harm or distraction to neighboring properties, streets, or roads, and will maintain the agricultural stability of the area.
The proposed short game area will span approximately 1/2 acre and will be designed specifically for putting, chipping, and pitching practice within a designated 15,000 square foot area. No chemicals other than those required for normal lawn maintenance will be used, ensuring minimal environmental impact and preserving the integrity of the soil. To further protect the soil, artificial turf will be utilized in the designated practice areas.
Additionally, a portion of the house garage, totaling 700 square feet, will be repurposed to accommodate home-based business (HBB) golf simulators, providing clients with indoor training options and further enhancing the overall instructional experience.
In conclusion, this proposal seeks to establish a responsible and sustainable use of the land that aligns with zoning ordinances while promoting golf development and community engagement.
