The Nominators are recommending consolidating the two existing Sub-District recommendations as follows:
Wiehle North Transit Station Mixed-Use Sub-District TOD: (2.5 to 5.0 FAR ) (50% non-residential, 50% residential)
Sunset Hills Road is the northern boundary of this Sub-District. The Plaza America Shopping Center on the west, the Midline Development located east of Wiehle Avenue and the Dulles Airport Access and Toll Road on the south form the rest of the boundaries of this Sub-District. Wiehle Avenue is the primary north-south street. The vision for this district is for significant redevelopment in a mix of mid-rise and high-rise buildings.
The portion of this sub-district located west of Wiehle Avenue includes Reston Station, an approved mixed-use development in the northwest quadrant of the intersection of Wiehle Avenue and the DAAR, on top of a seven level, county-owned and operated transit center and park-and-ride facility with 2,300 parking spaces.
Development may include office, data, hotel, residential uses, medical, independent and/or continuing care facilities and age-restricted housing and grocery uses, and incorporate anchor, stand-alone, below-grade and/or ground-level retail, entertainment and commercial uses including all primary, secondary, accessory and support uses permitted in the planned development districts by-right or with a special exception or permit. Outdoor dining is encouraged and permitted adjacent to all eating establishments. Design development proposals should accommodate the County-planned and funded Soapstone Connector and the extension of Reston Station Boulevard west to the Plaza America Shopping Center. Developments should also provide pedestrian and bicycle crossings to increase safety and convenience for bicyclists and pedestrians.
Notwithstanding the northern boundary of the Sub-District, development proposals may address the VDOT-owned surface commuter parking lots north of Sunset Hills Road.
