Current Comprehensive Plan Recommendation:
The Property is located in the North Subdistrict (the โSubdistrictโ) of the Tysons West District in the Tysons Urban Center Comprehensive Plan (the โPlanโ). As a base recommendation, the Property is planned for office use up to 0.85 floor area ratio (โFARโ), provided the following conditions are met:
โข Any additional structures on the Property should be designed to be architecturally compatible with the existing office park;
โข A transportation analysis should be performed in conjunction with any development application, and commitments for any improvements identified as needed to mitigate transportation impacts directly related to site generated traffic should be provided; and
โข The maximum building height is 75 feet.
The Plan recommendations for the Subdistrict also include a redevelopment option. Under the redevelopment option, the Subdistrict is envisioned for mixed use redevelopment, with Transit Station Mixed Use in proximity to the Metrorail stations. The Plan recommends office adjacent to the DAAR. Supporting retail and service uses, such as hotels and restaurants, are encouraged in these areas along with educational and institutional uses.
Lastly, the Property is located within Tier 4 for building height, or a limitation of 75 feet to 130 feet.

An amendment to the Subdistrict to include an option for office mixed-use development with a residential component and support retail and service uses, or an alternative option for residential mixed-use development, up to a 1.5 FAR. Any new development should be designed to be architecturally compatible with remaining buildings and development in the area. The maximum building height is 75 to 130 feet.
