The Nominated Parcels are located in Sub-Unit C3 and Sub-Unit C4. At the base level, the Nominated Parcels are planned and developed with a mix of uses, including residential, retail, industrial, office, and warehouse uses. There are two redevelopment options, including (1) office with support retail and services up to a .85 FAR to 1.1 FAR, respectively, and (2) mixed-uses and/or residential use up to a 1.35 FAR to 1.8 FAR, respectively.

The Co-Nominators are requesting an amendment to the Land Unit C Base Map, shown as Figure 22 in the Plan, to readjust the boundary line for Sub-Unit C1 to include the Nominated Parcels. In connection with this boundary readjustment, the Co-Nominators further request an amendment to Sub-Unit C1 that considers an additional redevelopment option for the Nominated Parcels for mixed-use and/or residential development up to a maximum 3.0 to 3.2 FAR, contingent on meeting certain acreage of consolidation or coordinated development.
