uses close to the Innovation Center Metrorail Station (the “Innovation Station”) while adhering to the Plan guidance encouraging a "complementary mix of land uses including office, residential, hotel and support retail" with superior transit connectivity. Land Bay A1 of Arrowbrook Centre falls entirely within the Comprehensive Plan's "Tier 2" (within the one-half mile walking distance from the Innovation Station. Tier 2 is planned for an intensity of use
between 1.0 and 2.0 FAR, and “predominantly residential uses).”
