Current Comprehensive Plan Recommendation:
The Property is located within Land Unit RH4 of the Lehigh Community Planning Sector in the Rose Hill Planning District of the Area IV Fairfax County Comprehensive Plan (the โPlanโ). Land Use Recommendation 43 in Land Unit RH4 states that Parcels 91-3 ((8)) 1, A and B are planned for residential use at 1 to 2 dwelling units per acre to be compatible with the existing residential neighborhood to the south. While there is no specific text for the remainder of the Property, the Plan Map identifies the Property as appropriate for residential development at 1 to 2 dwelling units per acre.

Given existing surrounding development, a residential density range of 5 to 8 dwelling units per acre is planned on the Property. A higher density is more compatible with existing and planned development. The Plan should encourage a mix of single-family detached homes and townhomes on the Property to be compatible with adjacent development. Utilizing these two different unit types will ensure compatibility with surrounding development and creates a transition from townhomes to the north to single-family detached homes to the south.
