The Comprehensive Plan Base recommendation for the Property is office. More specifically, however, the Property is located in the Sunset Hills Non-TOD District within the Wiehle-Reston East Transit Station Area (TSA), Fannie Mae Sub-District. This district is planned for mixed use up to .50 FAR of office and retail uses at the currently approved development intensities. The Comprehensive Plan further recommends that local-serving amenities such as pocket parks, trails, and public art be provided throughout the district and for all types of development.
